Call to order at 7:05pm – welcome to all members and especially the new residents in our community.  Introduced Board and Committee members.  Quorum established.

 

SIX  PEOPLE – BOARD AND COMMITTEE MEMBERS ONLY- WERE AT THE MEETING.

THAT IS ABOUT 3% OF THE ASSOCIATION’S MEMBERSHIP.   VERY POOR SHOWING.

 

Accept a motion to approve the October 2009 minutes as published by Jim Ruwart and seconded by Tim Greger.  Motion passed.

            REPORTS

President – Audrey Doherty

            Adding fertilizer/weed control to Baldwin green – within the budgeted amount. Two proposals were received.  JZA was the better price. The Waste Management contract is up this year.  Audrey will be in touch with W/M to negotiate a new three year agreement.

 

Vice President – Glenn Heinge

            COMMITTEE REPORTS

Architectural Committee – Mike Vines and Jim Ruwart

Property change requests – 3209 Sandoval - adding a room at end of house.  Plans have been submitted to the township per resident.

Beach Association Representative – Rick Kershaw

            Meetings start in April – Dues the same as last year $4,500.

Report on projected tent purchase – will be a used tent to replace current tent at the beach.

            Entertainment – due to re-budgeting, nothing planned specifically.

Weed control in the lake – still in negotiation, has not been voted on.  Lake Pro may do a weed density mapping on May 10, 2010.

            Sheriff’s patrols on the lake are not an option due to cut backs at the Sherriff Dept.

Road and Grounds – Tim Greger

Baldwin entrance clean up - Saturday, May 1st from 1:00pm to 4pm.  Please plan on joining us!

Fence was repaired at a cost of $745.00 and $300 to trim tree branches away for the fence.

            No new mulch this year – JZA Landscaping will rake and groom what is in place.

Trees on Canada Court will be deep root fed again this year but will not spray the trees this year.  Trees are looking a lot better since the arborist has been treating them.

Social Committee –

The Egg Hunt is on Saturday, April 17th at 1:30pm.  Rain day will be Saturday, April 24th.  Tim and Kelly Jones will host the event this year – 3088 Cedar Key Drive.

 

Garage Sale will be from Thursday, May 6th thru Saturday May 8th, 2010 from 9am to 4pm.  This format worked well last year.   Please monitor the parking in front of your home to ensure that there is adequate clearance for emergency vehicles to pass.

 

 

 

The social committee will also be planning a summer party at the beach.  More details as summer approaches.  Please plan on joining us to get acquainted with your neighbors and have some fun!

 

Halloween Party – There will be a new format for the Halloween Party.  Plans are still being formulated.  Information will be published in the Fall Newsletter.  

Tentative plans - there will be an Association party Saturday evening (day before Halloween).  Children can come in their costumes.  There will be pizza, bread sticks, beverages, etc.  A sample of activities will be having several fire pits going, music, games, etc.  The event will be spread out in the back yards of Rick and Wendy’s, the house next door and Jim and Patty Ruwart’s house.  All information will be in the fall newsletter and flyers will be distributed.  Children will meet at Rick and Wendy’s on Sunday to start off the Trick and Treat custom.

 

OLD BUSINESS

 

Request that residents leasing their property furnish a copy of the lease to the Treasurer so she will know who is entitled to pick up the beach tags to and if the lessee has the right to vote.  Please block out all pertinent info regarding financial terms.

 

JZA Landscaping Company will continue to maintain the Baldwin area and the courts.

 
NEW BUSINESS

                       

2009 ASSOCIATION BUDGET

Figures for the 2010 budget were sent out with the meeting notice.  The arborist submitted a proposal with a 15% discount if paid in full.  The Board accepted the proposal and $238 was paid.     

 

The Board of Directors approved the budget for 2010.  The dues for 2010 will remain the same as they have been for the previous years at $90.00.

 

Payment of dues is required by April 1, 2010 - dues will be considered delinquent after 30 days (April 30th).   All dues not paid by June 1, 2010 will be subject to having a lien placed on the property. 

 

The Board has managed to accomplish subdivision improvements in the landscaping and the Committee Directors have been very conscientious about keeping within the amounts designated for Association social functions.  Kudos to them.

 

SUBMIT THE 2010 BUDGET FOR DISCUSSION AND APPROVAL BY THE MEMBERS OF KEATINGTON CEDARS #1 HOMEOWNER’S ASSOCIATION.

 

Motion made by Glenn Henige and Seconded by Tim Greger to approve the 2010 budget.  Motion passed.  The 2010 Keatington Cedars # 1 Homeowner’s Association budget has been approved.

 

Motion to adjourn the meeting at 7:40pm by Jim Ruwart and seconded by Glenn Henige.
