Meeting Minutes

 

Attendees:            Gerry Lee, President; Jack Niemi, Vice President; Ross English, Treasurer; Phil Krause, KC2 Beach Representative; George Sinnott, Webmaster; Jayne Stroin, X-Officio Director, and Dennis Witmer, Secretary

Absentees:            Mike Mansour, Director-At-Large

 

Meeting began at 7:20pm, and was chaired by Gerry Lee.

  • The minutes of the April 23, 2006 meeting were approved and posted on the website.
  • President’s Report: Gerry received a call from one resident about the reminder letter sent April 26 on Cedar Park. The resident asked about removing a dead tree in Cedar Park, and was advised that Cedar Park is outside the resident’s lot. Dennis was instructed to send a courtesy copy of the April 26 letter to Audrey Doherty, president of Keatington Cedars Association. Gerry has not received any calls on the reminder letter mailed April 27 on Cedar Park East and Cedar Park West.
  • Vice President’s Report: No report
  • Treasurer’s Report: The total reserves were $6,990.09 as of May 21. During the past month, Ross paid the Keatington Beach dues ($4,500), and filed the Michigan non-profit and Federal tax reports. Mike Mansour and Ross reviewed the financial books from the time of this Board’s inception. Ross visited our newest KC2 residents, Stephanie & Christian Sjung, who reside at 2442 Canoe Circle Drive.
  • Secretary’s Report: No report
  • Webmaster Report: As a cost reduction, George has been working with the Orion Library website people to move KC2’s website to their server. Some glitches need to be worked out, but the new website should be operating within a few weeks. Ross suggested adding a disclaimer to the proposed site. Dennis suggested that George review with the Library their policy, if any, on including intra-neighborhood advertisements.
  • Beach Report: Phil reported that the price of boat tags has been increased to $10 from $5. Both boats and trailers will be tagged as part of increased beach security. The increased revenue will appear in the general capital improvement fund. Phil will attempt to reserve the pavilion on August 26 (August 27 to be backup date) for the KC2 Beach Party.  
  • New Business: Discussion was held on the budget items for 2006 and road maintenance. A motion to establish a Contingency Fund, to be used for mailbox painting, street pole maintenance, and road crack preventive maintenance was passed 4-0. A second motion was passed 4-0 to transfer $1,500 from the general balance to the Contingency Fund. Ross was instructed to place the money in a CD having a year or less maturity. Phil will ask an associate to give an assessment of our road conditions and suggested preventive maintenance. Another discussion centered on neighborhood clean-up and reminding all residents to maintain their properties. Gerry will draft an email reminder to residents.

 

Meeting adjourned at 8:52pm. No date was selected for the next meeting.

·         Pending items: (1) placing mosquito deterrents in KC2 drain basins; (3) dates for KC2 activities; (3) road maintenance neighborhood survey; and (4) professional road maintenance review.
